Our inspections cover all major systems including the lot grading & drainage, roof condition, exterior, foundation, interior, plumbing, heating, air conditioning, and electrical. Water intrusion, insulation, and ventilation are also analyzed.
Specialized testing equipment such as circuit analyzers, volt meters, infrared thermal scanners, digital cameras, etc. may be used to analyze the property when necessary.
The average inspection time is 3 – 4 hours. We encourage you to attend the last hour of the inspection. This allows us an opportunity to explain and show you visually any issues that may be technically difficult to put into written words, and we feel gives you a better understanding of the written report. This also gives you a chance to address any special concerns you may have.
We generate an easy-to-read detailed report based on the findings from our inspection. The report includes evaluation of the above systems using a color coded system and digital photos of any issues/items that may be of concern.
- Black = ok/normal
- Blue = points of interest/marginal/need future monitoring
- Red = fails/needs repair
The report also includes digital images of your major appliances such as furnace, water heater, air conditioner, water meters, Air exchanger, Electrical panel, labeling shut off valves, filters, and other home maintenance items. This is a great resource to have handy if future service or replacement is required.
